What is HVAC Commissioning?
The whole HVAC commissioning process is a key part of the design, construction and ongoing maintenance of a Heating Ventilation and Air Conditioning (HVAC) system.
The principal goal of HVAC commissioning services is to ensure that the system which has been installed in a building works as intended by the building’s owner and is operating both safely and efficiently.
What are the different types of HVAC Commissioning?
- Initial HVAC commissioning occurs when the system is first installed into a new or existing building.
- Retro-commissioning is when an older HVAC system is commissioned for the first time in an existing building.
- Re-commissioning takes place when a system that has been previously commissioned is commissioned again with the aim to help improve function, or to adjust the system to meet new requirements.
What does HVAC commissioning involve?
Following the installation of the system by a mechanical contractor, the commissioning process begins with engineers conducting a thorough check of the HVAC equipment.
This survey consists of verifying that the correct equipment has been installed, and that it’s situated in the correct location.
Commissioning engineers will also ensure the installation properly meets the manufacturer’s specifications.
After this verification process has been completed, the next step is witness testing the installation.
This process represents an additional assurance that verifies the HVAC system works as it should.
The system start-up, its shut-down, and operation sequence will all be verified and documented accordingly.
If verification uncovers any issues with the operation of the system, these will be noted and reported to the mechanical contractors.
If the verification and witness process has been successful, the HVAC system will be tested, adjusted and balanced to ensure it’s operating as intended.
All works approved under Part L of the Building Regulations are required to be commissioned according to the design specifications and intent.
It is essential that sufficient time is allocated for the commissioning process before handover. This allows for any potential defects or deficiencies to be identified and addressed.
Why is HVAC commissioning important and what are the outcomes?
HVAC commissioning is a key requirement of installing a HVAC system.
Without correct commissioning, the system may not operate as effectively as it could.
In some cases, it may not operate at all, rendering the whole system a waste of time and resources.
HVAC commissioning ensures that expensive HVAC systems which are required to undertake an important function are working as intended.
By ensuring that appropriate HVAC commissioning has taken place, the building owner will have necessary documentation regarding how the system is operating, as well as any issues that need to be resolved.
If the system runs correctly, the building’s atmosphere will be comfortable.
